Vantage Property Investments has upgraded eight properties in its portfolio to improve the NABERS rating of each building and to reduce greenhouse gas emissions.

A five level office building at 697 Burke Road, Camberwell has gone from 1.0 to 4.0 stars as a result of the upgrade which includes a range of energy efficiency measures.

For example, Vantage has spent more than $1.2 million replacing all air conditioning and ventilation equipment as well as installing LED motion sensored down lights in all common areas.

Vantage director Matt Spring said a unique feature of the upgrade is installation of state of the art technology that enables online monitoring of the property group’s assets.

Spring said monitoring equipment including new building automation and control systems is linked to improving the energy efficiency of the building.

“A unique feature at 697 allows the building management system to detect the outside temperature and if it is within an acceptable range the air-conditioning will switch off and the system will pump 100 per cent outside air into the building,” he said.

“This is called ‘economy air’ and thus creates a far better indoor environment than our tenants have previously experienced”.

Other additions to the building include a floor variable air volume system, a high efficiency dual compressor chiller and cooling tower and a high efficiency heating boiler.

The project was made possible with $3 million in federal government grants provided from the now defunct Green Building Fund.
